Transaction Coordinator Responsibilities

Upon Receiving Executed Contract

  • Send intro email to all parties involved and be sure everyone has all required documents.
  • Track all critical dates and send reminders to all relevant parties.
  • Make sure Option and Earnest Money have been delivered and receipted.

Inspections

  • Confirm all inspections have been scheduled.
  • Send reminders of critical date deadlines and send/confirm all repair amendments have been completed.

HOA

  • Track HOA dates and confirm all HOA documents have been sent to all parties before critical date expires.

Financing

  • Work with lenders to ensure appraisal has been ordered and received.
  • Confirm all documents are complete by financing deadline and confirm CD is sent before closing.
  • Send any pertinent amendments to lender.

Title Company

  • Assist Title in getting all info from clients.
  • Make sure survey has been received and/or ordered by survey date.
  • Ensure home warranty is ordered and confirm buyers selection.
  • Confirm or send Survey and T-47

Closing Process

  • Schedule closing time between client and title company
  • Upload all required documents for compliance.
  • Approve CDA/DA and send to title company for your commission payment.
  • Assist client with arranging utilities.
  • Send client closing email with details of time and location for closing and all items needed.
  • Arrange the exchange of keys and garage remotes.

Required from Agent

  • Provide all required contract and amendment's when received.
  • Attend home inspection and write up repair amendment.
  • Maintain an open line of communication with your TC so we may better serve you.
  • Attend final walk through and closing.
  • CC your TC on all emails pertaining to the contract.
  • Remove sign and lockbox
  • GET PAID! We will handle the rest!
