Quick Tips:

  • Please double-check that all signatures and initials are complete before uploading.
  • Submitting a listing? Be sure to include photo appointments, staging details, or any marketing needs in your notes — we’ll handle it all!

  • The sooner we get the file, the faster we can wow your clients. Let us know if there are urgent deadlines so we can prioritize accordingly.
  • File setup typically begins same day or next business day (depending on submission time).
  • If anything changes — client contact info, timeline updates, contract amendments — just shoot us a quick update. Communication = smooth closings.

FAQs

What is the timing for being billed by The Option?

  • Listing Input: $150 will be charged when the form is submitted to The Option. 
  • Listing Management: The first $150 (input fee) is charged at time of form submission, and the remainder is billed when the listing goes live in the MLS. 
  • Contract to Close is charged within 48 hours of the closing confirmation that comes from title/escrow. 

What hours is my TC available to answer questions?

Monday - Friday, 8:30 am - 5:00 pm local time.

Will you process my file the day I submit it?

If your contract is submitted on or before 4:00 pm local time, our team will send out the Welcome email to all parties and begin processing.  If submitted after 4:00 pm, we will process the following business day.

Can my TC draft contracts and/or addenda on my behalf?

Some of our TC’s offer this as an additional service, but not all due to various state regulations. Please speak directly with your TC about this.  

Do I have to submit a New Under Contract form if my listing is already being managed by The Option?

Yes.  This allows us to gather all of the new information for the purchase including contingency dates, other parties to the contract, etc.
