How It Works

Listing Input

Let us assist you in getting your client's home live on the MLS with the correct documentation, great photos, and compelling descriptions! This is paid at the time the property goes live on the MLS.

  • Review the listing agreement for accuracy and compliant issues.
  • Ensure appropriate addendums are attached and accounted for.
  • Ensure all seller's disclosures are completed and provided.
  • Detailed and correct MLS data input for the property. The coordinator must have a signed listing agreement before any data is input into MLS.
  • Arrange property photos and create or proof listing descriptions; set up showing instructions
  • Include a virtual tour link on any Multiple Listing Services.
  • Sync the Lockbox with showing service.

Listing Coordinator

  • Review the listing agreement for accuracy and compliant issues.
  • Ensure appropriate addendums are attached and accounted for.
  • Ensure a seller's disclosures are completed and provided.
  • Detailed and correct MLS data input for the property. The coordinator must have a signed listing agreement before any data is input into MLS.
  • Arrange property photos and create or proof listing descriptions; set up showing instructions
  • Create flyer
  • Create/Order (2) property flyers or (1) brochure; Create social media graphics for all stages of the transaction.
  • Scheduling staging, pre-inspections, photos, sign placement etc. with calendar invites to Agent and Client.
  • Showing feedback requests, within 24 hours of showing and weekly report summaries to agent and client.

Luxury Listing Concierge

If you are looking for marketing support for luxury listings we will meet with you to discuss your photos, video, print needs, as well as signature scent, defining moments for gifting and closing gifts and anniversary follow ups.

Agent Commandments

  • I recognize that, as a Licensed Real Estate Agent or Broker, I am the owner of my business and I am ultimately responsible for errors or misrepresentations that occur during transactions for which I have enlisted The Option's assistance.
  • I agree to review the MLS data for any new listings and will activate my listings.
  • I understand that The Option’s Coordinators may or may not be licensed Realtors, therefore The Option cannot conduct any negotiating on behalf of the Client.
  • I have completed at least 3 transactions on my own and am able to complete all parts of a transaction independently.
  • It is my responsibility to know when there is a change to Real Estate Law, or my Brokerage’s Policies and Procedures and I will notify The Option of any changes in writing, in a timely manner, when applicable.
  • I agree to fill out a Listing or Buyer Intake Form through The Option website for each transaction I wish to have The Option's assistance on.
  • I understand the hours of operations are Monday- Friday 9:00-6:00, holidays will affect these hours and any communication received will be processed the next business day. Unless otherwise communicated and agreed upon for an additional charge.
